William Kremer is a Managing Partner and co-founder of CrossHarbor Capital Partners LLC. He is responsible for the strategic and general management of all firm activities including capital formation, investment allocation, and asset management. For the past 29 years, Mr. Kremer has led the firm’s investment in approximately $21 billion of commercial real estate assets. Prior to the firm’s inception, Mr. Kremer was a Vice President with Fleet Financial Group in the loan workout division. He was tasked with the resolution of the large loan leveraged buyout portfolio inherited from the Bank of New England acquisition and he spearheaded the creation of Fleet Management & Recovery, a wholly-owned affiliate of the bank that partnered with institutional capital in the acquisition and monetization of more than $3 billion of distressed commercial real estate loans and REO. From 1986 to 1988, Mr. Kremer received his capital market and credit training as an Analyst with Morgan Guaranty Trust Company (JP Morgan & Co.). Mr. Kremer is a graduate of Boston University and a Robert S. Hinds Scholarship recipient.

Samuel Byrne is a Managing Partner and co-founder of CrossHarbor Capital Partners LLC. With his partners, Mr. Byrne manages all aspects of the firm’s daily operations including its investment committee and institutional fundraising activities. Since founding the firm, he has overseen all aspects of the investment of more than $21 billion in real estate and financial assets across more than 285 transactions. In addition to managing the firm’s primary investment activities, Mr. Byrne is also a Managing General Partner of the MassMutual/Boston Capital Mezzanine Partners Funds which are co-managed by CrossHarbor.
Prior to the firm’s inception, Mr. Byrne worked as a Management Consultant advising and designing strategies for private and institutional clients with complex real estate-related bankruptcy and financing issues. Previously, he worked for Fleet Financial Group through its acquisition from the FDIC of the Bank of New England where he managed a large workout portfolio of complex non-performing real estate loans. An active member of the academic and cultural communities, Mr. Byrne currently serves as Co-Chairman of the Board Trustees of the Peabody Essex Museum and is the past Board President of the Brookwood School. Jay Hart is a Managing Partner of CrossHarbor Capital Partners LLC. With his partners, Mr. Hart manages all aspects of the firm’s operations including serving on the firm’s Investment, Valuation, and Operating Committees. Prior to joining CrossHarbor, Mr. Hart served as the founder and President of TriSail Capital Corporation, a wholly-owned subsidiary of Bank of America Corporation. TriSail is an investment firm that provides both joint venture equity and mezzanine debt for project based real estate opportunities. While at TriSail, Mr. Hart oversaw the investment of over $2.0 billion for the benefit of Bank of America as well as other institutional investors. Prior to the formation of TriSail in 1996, Mr. Hart held numerous senior positions at Bank of America’s predecessor institution, Fleet Financial Group, including executive roles in Strategic Planning, Mergers and Acquisitions, Commercial Real Estate Lending, and National Loan Workout.
Mr. Hart received a BS degree in Business Administration and an MBA degree from the University of Rhode Island. A member of the Urban Land Institute, Mr. Hart previously served on the Board of the National Multifamily Housing Council and the National Association of Homebuilder’s Multifamily Leadership Board. In addition, Mr. Hart serves on the Board of Boston based Travelers Aid and Family Services, a nonprofit focused on the problem of family homelessness.

Previously, Mr. Ahn worked at US Bank and BNP Paribas in interest rate derivative sales and trading, where he was responsible for providing interest rate risk management solutions to corporate and middle market clients, largely focused on real estate, REIT, and gaming verticals.

Eric Boyd is a Partner and Co-Portfolio Manager responsible for leading the Value-Add and Opportunity Fund business for CrossHarbor Capital Partners LLC. In addition to his senior management responsibilities with the firm, Mr. Boyd is responsible for originating and structuring both equity and debt investment opportunities for the firm’s various commercial real estate investment funds.
Mr. Boyd joined CrossHarbor in 2006 as a Senior Associate based in the firm’s Boston office. After more than eight years in Boston, Mr. Boyd relocated to Southern California in 2014 and opened the firm’s office in Newport Beach, where he currently resides. With more than 15 years of transactional experience at CrossHarbor, Mr. Boyd has executed in excess of $2.5 billion of new investment transactions across the United States within ten sectors of the commercial real estate industry. Mr. Boyd’s investment acumen includes the structuring of joint venture equity, preferred equity, mezzanine debt, and high-leverage structured debt transactions.
Prior to joining the firm, Mr. Boyd was an Associate in the Real Estate and Lodging Investment Banking Group of Banc of America Securities LLC based in San Francisco, California. Mr. Boyd began his career as a Financial Analyst in the Investment Banking Division of J.P. Morgan Securities in New York City.

Richard Flohr is a Partner of CrossHarbor Capital Partners LLC and Portfolio Manager for the firm's debt strategies. In this role he oversees operations of the funds and serves as a member of the funds' Investment Committee. Prior to joining CrossHarbor, Richard was a Managing Director with the Prudential Mortgage Capital Company where he worked for 28 years. While at Prudential, Richard served as a member of PMCC’s Senior Management Group and as head of the company’s Capital Markets and CMBS programs. In this role, he was responsible for the sale of $2.9 billion of first mortgage CMBS loans across 29 securitizations. He joined Prudential in 1990 and worked in a broad range of roles on the equity, development and debt side of Prudential’s real estate business. Prior to serving as head of Capital Markets at Prudential, Richard was responsible for loan originations for national accounts throughout the central region of the United States. During his tenure, Richard originated $12 billion-plus in loans on all property types. Earlier, he worked in the Capital Markets unit of the Prudential Realty Group and served as Asset/Portfolio Manager for Prudential Realty Trust, a publicly-traded real estate investment trust that was liquidated in 1995. His career includes positions at New York City-based real estate firms RGR Properties and Madison-Newmark Real Estate.

Prior to Marcus Partners, Mr. Hurley was the President and CEO of Skanska USA Commercial Development, Inc. At Skanska, Mr. Hurley was responsible for setting the vision of the firm and managing the investment and development strategy in the U.S. with a focus on the growth and diversity of the portfolio. He was also a member of the senior leadership team for Skanska’s global Commercial Development group. Mr. Hurley has particular expertise in delivering highly innovative and sustainable residential, office, life science and mixed-use projects in markets across the country. Over the course of his 20+ year career, Mr. Hurley has been directly involved with more than $3 billion of commercial real estate. He began his investment and development career with Hines in Los Angeles.

Mr. Kisielius joined CrossHarbor in 2012 on the acquisition side of the business where he executed in excess of $2.0 billion of new investment transactions for the firm’s value-add opportunistic fund series.
Prior to joining CrossHarbor, Mr. Kisielius was responsible for the execution of investment strategies nationwide within the multifamily direct investment group at AEW Capital Management. Douglas started his career in New York City at George Comfort and Sons, a real estate investment owner and operator, where he supported the origination, underwriting, structuring, negotiation and closing of office and retail investments in partnership with institutional LP’s. He also assisted in capital raising activities and managing the firm’s portfolio.
Mr. Kisielius graduated from Trinity College in Hartford, CT where he earned a dual Bachelor of Arts in Economics and Political Science and was a two-time All-American on the men’s ice hockey team. Neal Opper has over thirty years of real estate acquisitions, structured finance, and asset management experience. For the past three years, Mr. Opper has been an operating principal at CrossHarbor Capital Partners LLC where he is responsible for the origination, acquisition, negotiation and closing of value-add mezzanine debt and equity investments on both a direct and joint venture basis in multi-family, office, retail, hotel and industrial properties throughout the U.S.
Prior to joining CrossHarbor, Mr Opper was a Senior Investment Officer at Fidelity Investments where he was responsible for the origination and management of debt and equity investments for the firm’s high-yield commercial real estate funds. Such value-added investments utilized development, renovation, leasing, management, distressed and capital markets strategies to realize excess returns.
Prior to joining Fidelity, Mr. Opper was Senior Vice President of acquisitions at Boston Capital Corporation. During his eight years at Boston Capital he was responsible for the origination, structuring, negotiating and closing of both conventional and section 42 apartment properties across the United States. Prior to that he was Vice President at Liberty Real Estate Group where he was responsible for conventional acquisitions and dispositions throughout the U.S.

Mr. Stevens joined CrossHarbor Capital Partners in 2008 after 15 years at Bank of America and predecessor organizations, where he was a Managing Director responsible for investing subordinated debt and equity on behalf of TriSail Capital Corporation.
Mr. Stevens started his career in Fleet Bank’s Management Training Program and transitioned to real estate workouts after completion of the program. After three years in Fleet’s Managed Assets Division as a Vice President responsible for working out large, complex real estate transactions, Mr. Stevens joined Fleet’s National Real Estate Group where he provided senior mortgages to support the acquisition and development activities of some of the largest national property owners. In 2000, Mr. Stevens joined TriSail Capital Corporation, a wholly-owned subsidiary of Fleet Bank that invested subordinate debt and equity into opportunistic and high-yielding commercial real estate.

Since joining KeyBank in 2007, Mr. Stone amassed expansive real estate experience from his work across a wide variety of business units, such as healthcare real estate finance, real estate market research, and asset recovery.

Prior to joining CrossHarbor in 2022, Ms. Tam was a Senior Associate at PricewaterhouseCoopers in the Financial Markets advisory practice, specializing in valuation and advisory services to institutional real estate investors, REITs and real estate private equity firms for transactional and financial reporting purposes.
Ms. Tam received a B.S. in Business Administration from the University of Pittsburgh with a concentration in Finance and Accounting.

Ryan Westervelt joined CrossHarbor Capital Partners LLC in 2017 and is currently a Vice President focusing on sourcing, evaluating, and structuring equity and debt investment opportunities for the firm’s various investment funds. Prior to joining CrossHarbor, Mr. Westervelt spent three years at PricewaterhouseCoopers in its Financial Markets advisory practice, where he advised private equity firms, sovereign wealth funds, REITs, and banks. Before that, Mr. Westervelt was President of a boutique Boston-based real estate brokerage firm, where he oversaw the execution of residential real estate transactions by a team of brokers and advisors.
Mr. Westervelt holds a B.S. in Management with concentrations in Finance and Accounting from Boston College, Wallace E. Carroll School of Management.

Courtney Williams is a Chief Compliance Officer and Director of CrossHarbor Capital Partners LLC responsible for overseeing fund-level financial reporting and compliance matters. Ms. Williams joined the team in 2017, and has over 20 years of experience in real estate finance and accounting, including ten years as Vice President – Finance and Treasurer at Pyramid Advisors Limited Partnership, a national hotel management company based in Boston. In this role, she was responsible for the company’s financial closing process, all aspects of the property-level and corporate treasury function and maintaining relationships with owners, JV partners and lenders. Prior to Pyramid Advisors, she spent seven years on the accounting and finance team of Heritage Property Investment Trust, Inc., a publicly-traded shopping center REIT, where she was responsible for the financial closing process, implementing adequate internal controls and assisting with periodic reporting to the SEC.
Ms. Williams began her career with KPMG LLP in Boston. Ms. Williams received a bachelor’s degree in Economics-Accounting from The College of the Holy Cross and is a Certified Public Accountant in Massachusetts.

Tim Yang is a Tax Senior Associate at CrossHarbor Capital Partners LLC and focuses primarily on assisting the tax compliance and planning process for the firm. Prior to joining CrossHarbor, Mr. Yang spent three years at Deloitte Tax LLP, where he specialized in tax compliance for large private equity clients and high net worth individuals. In his time at Deloitte, Mr. Yang especially focused on streamlining team-wide technology processes and developing staff and their skills.
Mr. Yang graduated from the University of Connecticut, where he received dual bachelor’s degrees in Accountingand Political Science.

Alen Yildizyan joined CrossHarbor Capital Partners LLC in 2008 and is currently a Vice President of Asset Management. He is responsible for overseeing a diverse portfolio of commercial real estate investments.
Prior to joining CrossHarbor, Mr. Yildizyan worked at Centro Properties Group, an Australian based public REIT, as a senior property accountant overseeing the financial reporting for a portfolio of retail shopping centers. Previous to that, he worked at Beacon Capital Partners Management as a property accountant, working on a portfolio of Boston office buildings.
Mr. Yildizyan is a graduate of the University of Massachusetts Boston where he received a Bachelor of Science in Management with a concentration in Accounting and Finance.

Olivia Lingyun Zhang is a Director of Tax at CrossHarbor Capital Partners LLC and is responsible for the management and oversight of CrossHarbor's tax functions across all firm strategies.
Prior to joining CrossHarbor, Ms. Zhang was the Director of Tax at TA Realty LLC, a Boston based real estate investment management company. In her last role at TA Realty, Ms. Zhang established the tax function and implemented comprehensive tax policies and procedures from the aspects of compliance, structuring, transaction due diligence, fund raising, and investor services. Prior to TA Realty, Ms. Zhang was a Senior Tax Manager at Deloitte, managing and overseeing various tax compliance and consulting client engagements in the industries of asset management and real estate. Prior to Deloitte, Ms. Zhang spent her early career at KPMG LLP in Boston and True Partners Consulting LLC in Chicago.
Ms. Zhang received a Bachelor of Science in International Accounting from Nankai University in China and a Master of Science in Accountancy from the University of Notre Dame. She is a Certified Public Accountant and a member of the AICPA.
